Before you buy: backyard sauna permits, pads, and 240V wiring

The logistics nobody covers well — foundations, setbacks, permits, and the dedicated electrical circuit an electric heater needs. Read this before you spend five figures.

High-ticket sauna content obsesses over wood species and heater brands and then goes silent on the boring questions that actually derail projects: where does it sit, do I need a permit, and how does it get power? This is the pre-purchase checklist we wish every retailer published. None of it is hard — but skipping it is how a delivered sauna ends up sitting on pallets for two months.

The foundation

A sauna needs a level, well-drained base. For barrels and smaller cabins, a compacted gravel pad or a set of concrete pavers is standard and cheap. Larger cabins and anything with a heavy tower heater may want a reinforced concrete slab. The non-negotiable is drainage and level: standing water rots even thermally modified wood over time, and an out-of-level barrel won't seal against its bands.

Permits and setbacks

Rules vary enormously by jurisdiction, but the common pattern is: a freestanding sauna under a size threshold (often 100–200 sq ft) is frequently treated like a shed and may not need a building permit — while the electrical work almost always does. There may also be setback requirements (minimum distance from property lines) and, for wood-fired stoves, clearance and chimney rules. Call your local building department before you order; it's a ten-minute conversation that prevents expensive mistakes.

The electrical reality

This is the part people underestimate. Most electric sauna heaters above ~4.5 kW require a dedicated 240V circuit — its own breaker, correctly sized wire, and often a GFCI, all installed to the National Electrical Code by a licensed electrician. Depending on your panel's spare capacity and the distance of the run, that job commonly costs $600–$2,500. A 9 kW heater can need a 50A circuit; confirm the exact amperage in the heater's manual before the electrician quotes.

The off-grid alternative

Don't want to touch your electrical panel? A wood-fired sauna sidesteps the whole circuit question — no electrician, no permit for wiring, no draw on your service. You trade that for tending a fire for 45–60 minutes and installing a code-compliant chimney with proper clearances. For remote or lakeside sites, it's often the only practical option.

Delivery, assembly, and HSA/FSA

Most premium saunas ship freight as self-assembly kits — confirm whether you get curbside or threshold delivery, and whether you'll need a second person and a few hours to assemble. One underused angle: some sauna purchases qualify for HSA/FSA reimbursement via a Letter of Medical Necessity through services like Truemed, which can effectively discount the purchase with pre-tax dollars. Ask the retailer whether they support it.
